According to Remodeling Magazine, a 16' x 20' wood deck with stairs and railings will cost about $13,300, but you can recoup about $10,000 when it's time to sell. An 18' x 20' concrete paver patio will cost about $7,500, but you can recoup about 69% of those costs.

    According to the National Association of Realtors (NAR), fire pits are in big demand. Just like outdoor fireplaces, fire pits add warmth, light, and a cozy atmosphere, but they are much cheaper to build and install. Whether fire pits are wood-burning or attached to a gas line, you can expect to earn about a 67% return on your investment. Before installing a fire pit, make sure you check city and county fire department requirements for permit regulations and community restrictions.

  4. Lush Landscaping
    Before buyers even notice the features of a house, they notice the landscaping. NAR estimates that a beautiful landscape can net a healthy 83% return on investment. Upgrading your landscaping may include new grass, shrubs, and flowers; mulch around trees and flower beds; stone or gravel walkways; and stone or terracotta planters. Pruning existing trees and shrubs will promote healthier growth and protect your landscape from insects and critters that can quickly cause destruction.

  5. Irrigation Systems
    It's difficult to keep a beautiful green lawn and lush landscaping without some type of irrigation system. One of the best investments you can make is a buried sprinkler system or drip irrigation system. Both systems are effective, but drip irrigation systems offer minimal water loss due to evaporation and runoff. You may pay $5,000 - $8,000, but your home will potentially increase in value.

  6. Outdoor Lighting
    Outdoor lighting not only creates an inviting ambiance for your home but also deters burglars and unwanted critters that can cause property damages.
